A Poets’ Corner Letting that Just Went Right

It helps when the people involved are lovely, the property involved is lovely and the estate agents involved are, well, determined to do their best for landlords and tenants. We had such a case recently with an absolutely fabulous property on Rutland Gardens. It was such a nice property and the whole process of renting it out went so well that we simply have to share it with you.
The Property
Rutland Gardens is a great location because it is close enough to the shops on Portland Road and Church Road to be handy but far enough away from the main roads to be quiet. It is just down the road from Aldrington train station and just up the road from the seafront which makes it desirable and convenient. The property itself was a very well presented two bedroom ground floor flat with its own private garden. Finding a good tenant for a flat like that isn’t difficult but we’re very happy because we feel we found the perfect tenant.
The Landlords
When the landlords of this flat came to us, they had never rented out a property before so were unsure what they needed to do to be compliant with all the rules and prepare their property to attract the right tenants. We attended the property to have a good look around and let them know what they needed to do to comply with regulations and get their flat ready to rent.
How we Worked with Them
By keeping in touch with the landlords throughout the process, we were able to recommend our trusted local contractors Scooch Electrical to sort out the electrics to ensure they were safe and compliant with regulations and get in Bang Tidy to clean the property to a really high standard. We advised them on how to present the flat and then marketed it for them to catch the attention of the best tenants.
The Tenants
When we let a property, we don’t just put any old tenant into them. We do everything possible to match the right tenant with the right property as we know both tenants and landlords will be happiest if we get this right. With this property, we were very lucky because we didn’t just find ideal tenants, we found them first time. The very first tenants to view this flat leased it and they were a perfect fit because they needed a ground floor flat with a garden to accommodate their beautiful guide dog. They are still very happy with the flat and their landlords are happy too.
As you can tell, we were very pleased with ourselves about how this let went but it wouldn’t have been possible if the landlords hadn’t been so diligent and honest, their property hadn’t been such a high quality and their tenants hadn’t been such trustworthy people. We love working with people like that and would absolutely adore more properties like this one.
